What is a Timeshare?

A timeshare is a resort or hotel style condominium property. Timeshares are created by the resort developers who divide the units into equal time intervals. The divided units are marketed and sold to buyers who purchase a specific time of year to occupy the complex. Purchasers of the same part of the condominium unit and a common lot that includes the complex housing. ARDA (American Resort Development Association) based in Washington, DC, is the leading trade association representing the timeshare and real estate development industries. ARDA advocates on behalf of resort owners and developers, and also advocates for the industry. ARDA was known as the Land Development Association of America, originally founded in 1969. Today, ARDA is comprised of nearly one thousand small businesses and large conglomerates around the world.

What is a Property Deed?

It is a leased property which gives the buyer the right to use the timeshare for a period of time specified in the contract. The usual terms are 30 to 99 years. The management of the resort or entity holds the actual ownership of the property.

What is a Fixed Week?

Owning a fixed week means that the timeshare is available in a specific week every year or every two years depending on the annual or biannual property.

What is a Leased Property?

A Leased Property gives the buyer the right to use the timeshare for a period specified in the contract. The usual terms are 30 to 99 years. The management or entity of the resort owns the actual ownership of the property.

What is the Maintenance Fee?

A maintenance fee is an annual charge requested by the management administration at a particular resort or association of homeowners responsible for the maintenance of the property.

What is II?

Interval International or II, is the second largest and second oldest exchange company behind RCI with over 1,750 centres in 40 countries worldwide. II operates similar to the exchange services that RCI offers to its clients around the world.

What is RCI?

A time-share that is divided into two spaces to be separated by two independent entrances. A unit with a lock usually swaps one week for two weeks in the smaller unit.

What is a POINT SYSTEM?

Points are offered annually and can be redeemed for day, weekend, full week or other products. Other locations can be purchased for use but vary depending on the resort.

What is a UNIT LOCK?

A time-share that is divided into two spaces to be separated by two independent entrances. A unit with a lock usually swaps one week for two weeks in the smaller unit.

What do RED, WHITE, YELLOW, BLUE and GREEN MEAN IN TIME SHARING?

This is a colour system used for rating the suitability of a timeshare week. Red is considered the most desirable, followed by white and yellow. Blue and green are considered off-season.

What is a BIANNUAL MULTIPROPERTY?

It is a property that can be used every two years.

What is an ANNUAL MULTIPROPERTY?

It is a property that can be used every year.

What is Bank the Week?

A week's worth of timeshare is deposited with one of the exchange companies for safekeeping and use at a later date.

What is a Floating Week?

It is a week that does not have a fixed date of use and can be used at any time of the year.
